BEL Engineering provided structural engineering services for the adaptive reuse of a 1926 office building at 300 I Street NE / 901 3rd Street NE, just blocks from Union Station, converting it into 86 modern rental units across just over 89,000 gross square feet. The scope included structural design for three new stories and a penthouse added atop the existing concrete structure, requiring careful evaluation of the original building's capacity to support the additions with reinforcing the existing roof concrete slab and beams to convert it to podium structure (901 3rd Street NE), and new podium slabs with new columns introduced where reinforcement was not cost effective(at 300 I St NE ). Delivered in two phases, the project demonstrates BEL's expertise in integrating new construction with historic structures to support a sensitive and innovative office-to-residential conversion.
