BEL Engineering served as the Structural Engineer of Record for The Oakview, a newly constructed boutique multifamily residential building located at 3427 Wisconsin Avenue NW in the Friendship Heights neighborhood of Washington, DC.
The project comprises 23 residential units across multiple stories, incorporating a diverse mix of unit types including single-level flats, two-story duplex configurations with open double-height volumes reaching 20-foot ceiling heights, and penthouse-level residences with terrace access.
The structural scope encompassed the full design of the building's structural system to support the architectural program's varied floor plate configurations, long-span open living areas, and the structural demands of rooftop amenity spaces — including a fitness center. The duplex and penthouse unit configurations required careful coordination of transfer conditions and void framing to achieve the signature double-height interior volumes.
The building is situated steps from Rock Creek Park along a prominent Wisconsin Avenue NW corridor.
